The first AI platform that matches homes by aesthetic —
not bedrooms, not price, not zip code.
The Problem
Buyers search by bedrooms and square footage, not by style or feeling.
Current platforms ignore what drives luxury purchases: emotion and aesthetics.
Agents spend hours curating listings that never quite capture a client's vision.
No way to find homes that look and feel like the ones you love online.
The Opportunity
Scottsdale & Paradise Valley rank among the top 5 US luxury markets — with year-over-year price growth outpacing LA and Miami.
High-end buyers start with visual inspiration from Instagram, Pinterest, YouTube, and TikTok — before they ever call an agent.
The Solution
Upload an image. Find homes that match the vibe.
Upload photos or videos of homes you love — from Instagram, Pinterest, Architectural Digest, anywhere.
AI analyzes the visual "DNA" — style, materials, colors, light, geometry — and generates a unique aesthetic fingerprint.
Matches to homes in your area with the same design language using vector similarity search across all listings.
A curated list of homes that feel like your dream — ranked by visual similarity and ready to tour.
Advanced Features
Buyers take a 60-second visual quiz — selecting which homes they're drawn to across a curated set of images. HausMatch identifies their design DNA and tells them exactly what they are: Cape Cod, Desert Modern, Tuscan, Coastal Mediterranean, and more.
No uploads required to get started. Before a buyer sends a single photo, we already know what they want.
Find what no dropdown can surface. HausMatch reads listing descriptions with AI — identifying specific amenities that standard MLS filters don't capture.
Ranks every active listing by real market value. Analyzes price history, listing duration, neighborhood comparables, and feature sets to surface the most value for the dollar.
Find undervalued listings, motivated sellers, and hidden gems — including seller carry opportunities — in seconds.
The Technology
Detects style features including shape, material, lighting, and architectural geometry — producing a 512-dimension visual fingerprint of any home.
Connects aesthetic results to real, local listings. Ability to access off-market listings through Compass and TAN partnerships.
Finds homes based on design correlation — not just keyword filters — using cosine vector similarity across the full listing catalog. Keyword search still works when you know exactly what you're looking for; visual similarity unlocks what you can't describe in words.
Describes each home's aesthetic in plain language: "modern desert," "coastal Mediterranean," "organic minimal." Finally — words for what buyers want.
Who We Serve
Luxury buyers and renters driven by design and emotion — who know exactly what they want but can't find it with a dropdown filter. Critical in rental-heavy markets like New York, where visual search unlocks opportunities a standard filter misses.
High-end real estate agents who want to deliver next-level curation and win business on the quality of their service.
Developers, architects, and designers tracking aesthetic trends and understanding what the luxury market is actually responding to.
Luxury brands aligned with lifestyle and design who want to reach audiences defined by aesthetic identity, not demographics.
Revenue Model
Upload → Get matches. Free entry point that drives adoption and builds the dataset flywheel.
Advanced filters, early-access listings, saved searches, and priority matching results.
$99–$499/month for branded portals, lead capture, and CRM integration for high-end agents.
Sell aesthetic trend insights to developers, designers, and brands tracking luxury market preferences and emerging styles.
Paid placements in visual match results — a native format that feels like a curated recommendation, not an ad.

The Ask
To build and launch HausMatch.
"Upload the home that inspires you — and uncover where that feeling can truly become yours."— HausMatch
What follows is a proposal from Justin Morrow and Greg Dunaway — the team who will architect, build, and ship HausMatch from zero to Compass-ready.
The Build Team
A serial founder who has built and scaled operations across 10 US states and three international markets — in one of the most regulated, legally fragmented industries in modern business. Justin knows what market entry actually looks like: standing up infrastructure from scratch, navigating hostile regulatory environments, and making it run. He also builds the technology that powers it. His flagship platform, CultOps, is a production-grade AI operational intelligence system running at scale across multi-site operations — built entirely in-house, from zero.
A 15-year industry veteran and 4x founder who has built the strategic architecture behind multiple successful raises, exits, and acquisitions. Greg doesn't sell decks — he engineers fundable companies and drives them to liquidity. His track record spans hyper-volatile sectors where capital is skeptical and competition is fierce. That's exactly the terrain where HausMatch needs to win.
The Compass Strategy
PRAXIS doesn't hand Daniel a deck and wish him luck. We prepare the strategy, join the meeting, and own our part of the conversation. Here's exactly how we approach Compass.
The Approach
Lead with the problem Compass already knows they have. "When a client shows you a photo and says 'I want that feeling' — your search gives them a dropdown." Then show the demo. Let it speak before we explain anything.
This isn't a search upgrade. It's a new category — visual aesthetic matching. Whoever ships it first owns the narrative. We position Compass as the company that did it first, not the one that caught up.
When they ask "who else are you talking to?" — be honest but strategic. We came to Compass first because the brand fit is obvious. But we're not sitting on this indefinitely. The demo exists. The architecture is ready.
In the Room — Who Does What
HausMatch
Daniel owns the relationship and the room. He opens with the problem, establishes the business case, and anchors the conversation in what Compass's agents and clients actually need day-to-day.
He does not need to answer technical questions. That's what Justin is there for.
Julius brings the executive playbook for scaling disruptive companies through complex, emerging markets. In the Compass conversation, he speaks to how HausMatch operationally integrates into agent workflows — from pilot to enterprise rollout.
His presence signals to Compass that there is a real operator behind this company — not just a founder with a vision.
Justin joins as CTO of HausMatch — not a contractor, not a vendor. He demos the working product live, fields every technical question Compass will throw, and answers the scalability question with specifics, not hand-waving.
His presence signals to Compass that there is a real technical team behind this — not just a deck and a wish.
Greg works behind the scenes before the meeting — preparing the deal structure, the valuation framework, and the negotiation posture. He's been through acquisition conversations before. He knows which structure to lead with, when to anchor on exclusivity, and how to turn a "we're interested" into a term sheet.
If Greg is in the room, he handles the deal structure conversation. If not, he's prepared every answer the team needs on the business side.
Three Structures to Offer Compass
Compass pays a licensing fee to embed HausMatch visual search inside their platform. HausMatch retains the company and IP. Fast to execute — no M&A process required.
Recommended OpeningCompass invests in HausMatch at an early valuation, secures preferred access or exclusivity in real estate, while we continue building. Venture model — Compass gets upside exposure.
Compass acquires the technology, team, and roadmap outright. Full ownership of the IP and the data moat. Floor: $3–5M for a working product with a defensible technical foundation.
No major platform has shipped consumer-facing visual style matching. Whoever does it first owns the narrative for years. This is that moment.
HausMatch's luxury, design-forward aesthetic belongs on Compass. It would look incongruous on Zillow. It looks native here — a natural extension of the brand.
Every search — what users upload, click, and skip — becomes training signal. The model gets better on Compass data, for Compass clients. Impossible to replicate by copying the concept.
Visual search quality depends on listing photo quality. Compass's premium inventory is the ideal training set. Their competitive advantage in photography becomes an AI advantage.
Build Scope
Phase 1 proves the technology. Phase 2 builds the company.
Partnership Terms
Reduced rate on the build because we believe in the vision. Equity because we're building the technical foundation — not just writing code.
Fixed rate for the working demo. $4k on signing, $4k on delivery.
Standard vesting, co-founder terms. Pro-rata rights on future raises. We're partners in the outcome.
Partner rate. Market rate for this full build is $100k+. We're pricing below that because we're equity holders — not vendors.
